Introduction

Lowland Heights Roadhouse aims to become a permanent lodging, restaurant bar, RV park, and temporary lodging establishment. We aim to offer a unique experience that capitalizes on the personal service provided by the Roadhouse and its historic location in South Central Weststate. We are more than just a great RV park, lodging, restaurant, bar, and RV park. We intend to create a place of luxury and comfort that goes beyond the Dusty Corners norm. Expanding our exposure via the Internet and introducing the Greenhorn Valley to people that have not yet discovered this year-round paradise will allow us to maintain a higher than average occupancy rate and above average profits.

Lage

Lowland Heights Roadhouse in South Central Weststate is at the northern edge of the Greenhorn Valley. It's surrounded by the Ombligo de Dios Mountain range on the east, and the Lost Pony hill on the west. The Roadhouse is located at 52 miles north of Silver Gulch, 47 miles southwest from Friday Falls.

The Company

Lowland Heights Roadhouse was established in 1970 as a Motel/RV Park. After a brief period of establishment, we purchased the property and added a restaurant to guarantee a steady stream of visitors (hunters as well as tourists). The past four owners had only owned the property for two to three years each, the business has not been operated to its fullest capacity and was run down. Next spring, we will be adding a coin-operated laundry (washing and drying, optional folding), along with a four-bay self service car wash.

Lowland Heights Roadhouse is a subsidiary of Golden Cholla Enterprises LLC. Tory Britts owns and operates the Weststate Corporation, which she and her husband Gisli are assisted by.

Britts and Njerdginsyn will operate the Roadhouse as a hunting resort during the months of September to December. It will be open as a vacation resort from January to August the rest of the year. The lodge is open 7 days a weeks, 24 hours a year.

Our Services

Original construction of the Lowland Heights Roadhouse took place in 1954. Our rooms have two double beds, a queen or a double bed. We also offer rooms with a second bedroom and a kitchenette. We have a full-service restaurant, a bar with a dance floor that provides live entertainment, and eight RV sites with hook-ups. Next spring we will be putting in full-service coin-operated laundry facilities (washing, drying, and optional folding) along with a four-bay self-serve car wash. On-site service is also provided by the Roadhouse's front desk. The buildings have had a few restorations, and we plan on adding more, including 10 more motel units in the spring.

We will expand our services to Dusty Corners, and nearby cities, as the Roadhouse is established in peak season. The large dance area can be used for formal and informal events (e.g. Club meetings, wedding receptions and family reunions are possible. ).

The Market

Lowland Heights Roadhouse's goal market strategy is to become a popular destination for people in the Greenhorn Valley looking for a place where they can recharge and relax. Our target markets are families or individuals looking for a vacation location, as well family reunions, hunters and drop-in customers. People and families will love our setting and facility, with so many outdoor activities in the Greenhorn Valley. A modest projection for increased unit rental is 30% per year, and since there is no laundromat or car wash within 50 miles the sky's the limit since there is no competition.

As the only competitor is a Mexican restaurant in town, sales of this restaurant have increased weekly. This projection assumes that there has been an average increase of tourism.

Our three major customer segments are tourists, hunters from all over the United States since this area is known for great hunting of elk and deer, and local patrons who need the facilities for various events.

Financial ConsiderationsGolden Cholla Enterprises LLC dba the Lowland Heights Roadhouse will be acquired via a Small Business Administration (SBA) loan with the buyers supplying 20% down. As per the Start-up Table, we are taking over an initial capital startup. This will be used to pay operating expenses.

As shown in the Financial Plan chapter, we have estimated average monthly fixed expenses, which includes operating expenses, mortgage payment, and other costs. Both peak and off season will have a significant impact on monthly earnings. For the first year, on-season revenues will offset off-season losses. As Lowland Heights Roadhouse gains market share among local patrons, we expect that off-season revenue will be enough for Lowland Heights Roadhouse's first year to break even.
